On June 12, 2019 S.B. 151 was signed by the Governor and will become effective on July 1, 2019. This bill makes the following critical changes to Nevada’s residential tenant laws:
- 5-Day Notices to Pay or Quit will be changed to 7-Day Notices to Pay or Quit.
- Landlords can no longer serve Notices to Pay or Quit to tenants.
- Only the (1) sheriff, (2) a licensed process server, or (3) the agent of an attorney licensed to practice law in Nevada can server 7-Day Notices.
- An eviction cannot be granted unless there is proof that the sheriff, a licensed process server, or the agent of an attorney served the Notice to Pay or Quit.
Landlords who currently serve Notices to Pay or Quit themselves, or who currently use a company that is not a licensed process server or the agent of a licensed attorney will need to re-think how they serve notices. Process servers can be very expensive. Rocket Eviction works with the law firm Davis|Stibor, and can serve Notices to Pay or Quit quickly and cost effectively.
